James's career in property development and property related business has spanned over two decades.

At the age of 24 he founded an internet based property legal services company and formed a joint venture with a small law firm in West Yorkshire who later sold out to American tech giant Legal Zoom after a period of rapid growth and expansion.

Building on his commercial development experience James acquired land and assets for his personal portfolio whilst at the same time operating the property trading business www.webuyanyhouse.net

James has extensive experience in dealing property transactions with a complex legal nature, land assembly, acquiring sites, raising private equity for major development and land acquisition, managing commercial disputes on JCT and taking developments from planning stage through to completion, holding off lender step in rights and completing development portfolio in the wake of the great recession.

He has worked with national property developers including Barrats and NEC and has worked with multiple Local Authorities within England and Scotland on planning applications and development frameworks for the inclusion of sites from his portfolio.

Luke has been with us since inception in 2011. He is passionate about sales and with a vast wealth of knowledge and experience to draw on and close family links with offshore Turks and Caicos investment funds he is an integral member of the Gilt Invest team. .

He is capable of transforming a strategic vision into an actionable plan to ensure it is dynamically executed.

Darek is the bedrock of Gilt Invest, with his ability to communicate with clients and stakeholders equally matched by his ability to communicate ideas, concepts and strategies to the board.

He started off in a large corporate call centre before moving onto work for a UK property trading company in the late 00's and then joining the Gilt Invest team and becoming contact centre manager at www.webuyanyhouse.net.

With over 10 years experience in residential and commercial property transactions Darek has developed a skill set in case progression and dispute resolution of complex legal and title issues.

INVEST IN LAND ACQUISTION

PRE APPLICATION STAGE

Investing in land and property at pre application stage can come with different levels of risk, however the gains are much more substantial if planning is approved as the owner or venture stands not only to make development profit but a substantantial planning gain dependent on the level of risk of opportunity.

At Gilt Invest we have extensive experience in planning applications in all of the above examples and we are always on the lookout for investors/high net worth individuals who are interested in lending/partnering where they would receive first charge security and receiving an interest and/or equity stake in site acquisition opportunities.

PLANNING APPROVAL STAGE

This is a much lower risk investment as unlike land without planning permission where the value is uneasy to determine. Land with planning permission comes with a RICS valuation which is generally determined working back from GDV (gross development value), less construction value, less developer profits (circa 15%), leaving you with the land development value. At Gilt Invest we are interested in working with HNW investors to aid us in purchasing sites where they receive first charge security but we only look for sites for development potential in high growth areas in the sectors that we operate in.

INVEST IN THE END UNITS/ COMMERCIAL/RESIDENTIAL

OFF PLAN

Upon receiving planning consent or acquiring a site with planning consent for a project, we look to mitigate our exposure to any lending we have by securing an exit upon the practical completion of any of our developments. Depending on the demand for any given project there may be discounts available for securing a unit from plan. All our developments are planned down to the finest detail using BIM and fully engineering the building producing high definition renders of the buildings and walkthrough which then serves as specification for the project so you are clear on what it is you are getting on completion of the development.

"Under Promise and over deliver"

The Leyland Sports Association is one of the longest established netball leagues in the country, established for over 50 years. The operator of the league and the land containing five netball courts was part of the restructure of a much larger piece of land which had previously contained a cricket pitch, two bowling greens and the five netball courts, along with two buildings.

The club had become insolvent in the early 2000's and the club was restructured which led to a further dispute. Planning permission was sought on part of the clubs land for use as a leisure centre and eventually sold to and developed by FX leisure now Gym etc

Several years later the group that helped restructure made a claim for more land with threat of insolvency. The Gilt Invest team stepped in and rescued the club allowing them to continue operation.

The League Operation

In 2018 the management of the league and the other factions of the club started to wane, losing participation. The Gilt Invest team stepped in and took over operation of the netball leagues and closed down the bowling section. Completely automating the process and developing proprietary league software managed to maintain the existing leagues and post-Covid lockdown helped the resurgence of outdoor sports activity which led to the leagues being the busiest they had been in 20 years.

THE APARTMENTS

Each apartment in The Alpina has been designed to maximise usable floor square meterage.

The Alpina apartment interiors are sleek, modern and comfortable. Colour and texture flow through each room in the apartment and deploy a range of natural tan and charcoal accents on crisp on a slightly off-white surface. Warm and cool neutrals are representative of Brodick Bay and the classic subtlety of tan and grey provides contrast without the distraction of fully saturated colour. Free from the drama of colour, the eye focuses more on structure and tonal contrast which flows seamlessly into the beautiful external views from the apartment windows.

The sea views from apartments are breathtaking. Many of the apartments look over Goatfell, and the shore of Brodick Bay, needless to say the apartments are filled with natural light leaving the artificial lighting as secondary. That being said, the internal lighting design has been well considered, through use of energy efficient spotlights and wall lights.

Dark kitchen units blend into an accent wall colour matched to the units to create a sense of depth and sophistication. Fixtures such as the microwave oven are built into the kitchen structure to maximise surface space for food and drink preparation. Surfaces and seating are strategically placed for the most effective relaxation and socialising. A classic parquet style floor runs throughout the apartment, and as time has shown, parquet is timeless and brings style to any space.

A modern urban concrete look has been applied to the bathroom design, offering warmth through mixed neutral tones. Textured wall panels ensure the bathroom is easily maintained and under-sink storage maximises use of the space.

The interior design incorporates ergonomic principles, ensuring all apartments are user-friendly. Ergonomic interior design requires enough space to accommodate the needs of everyone occupying the space. The Alpina apartments offer enough space to move around freely and have enough furnishing to allow for maximum comfort. Innovative storage solutions have been designed to maximise space for everyone to move around without compromising adequate space for storage. While a one-size-for-all approach can work in some circumstances, The Alpina apartments are designed to be adaptable and while some might prefer space for a bunk bed, others may opt for a larger lounge area.

THE DEVELOPMENT

The Apart-Hotel/Hotel and short term let sector has been smouldering on an evolutionary precipice for some time with the first stage being the online booking sector in the early Noughties and following the introduction of AirBNB which has enabled anybody with a property to become a makeshift Hotel, without any requirement to meet the safety standards of larger operators.

The next tectonic shift is about to happen, the regulation of the short term lets sector: "All short-term lets in Scotland will have to be licensed by 1st July 2024"

All properties in Scotland that are made available in the short term lets sector will be required by the Local Authority to have planning permission or change of use which will put Control back in the hands of the owner operators that have the required Class C planning approval.

Scotland and the western isles are strong advocates of sustainable and environmental technologies and with that in mind every aspect of the Alpina development has green sustainability at the heart of its design, with features like Solar, ground source heat pumps, and triple glazed windows are integrated into the development to reduce the carbon footprint of the operational side of the development.

ABOUT

Goals for Peace (Goles por la Paz in Spanish) is a grass roots social and educational Foundation based in Bucaramanga, Colombia.

Since 2010 we have grown from twenty participants to more than 200. We have worked with hundreds of volunteers from all over the world.

We use sports training, educational and recreational projects to demonstrate that individuals and communities can achieve peace and success through positive values such as team work, respect, tolerance and self-discipline.

WHAT WE DO

The neighbourhoods in which we work suffer from some of the highest levels of unemployment, poor nutrition, school dropout, and a large number of 'pandillas' or gangs. Despite this we are constantly inspired by the positive attitude and progress made by the participants. We have a team of full time professionals including social workers, psychologists and physical trainers. Goals for Peace also has formal agreements with various local universities, including the Pontificia and the Santo Tomas, who send us psychology and physical training students. We also work with local and international volunteers. This mixed team delivers a full time programme to 200 at-risk youth. We are based in the neighbourhood Olas 2 in Bucaramanga, Colombia. Through an agreement with the local community leaders we have access to two football pitches, two communal halls and a community kitchen. We also have a permanent office space and a video and internet room. Since 2017 we have been supported by the Local authority and the Mayor of Bucaramanga and we have an agreement with the city to expand the programme to reach 250 participants in 2019.

OUR MISSION

Support and facilitate at-risk youth and children to initiate change towards a culture of peace in their communities, using the power and appeal of sport as well as activities such as music, arts, enterprise, language and nutrition. Promote children’s rights and improve educational achievement and access to employment.

To develop a full time programme of activities supported by local and international stakeholders, implemented by professionals and volunteers, with the goal of developing sustainable Creative Communities.

After the Git Invest team took over the operational day-to day control of the netball leagues at the complex, it was established that there was strong demand for an indoor league, particularly with teams whose standard of play is higher.

A feasibility was undertaken and it was established that there was an opportunity to incorporate 3 indoor, county level courts over the dilapidated bowling greens using a double skinned, air dome system.

A formal pre application with South Ribble ta was carried out and consultations continue.

The North West bar went to full application and current status declined at committee with some unresolved issues. It is situated centrally within the former sports complex and directly between the LSA (Netball Courts) and Lancashire Football Association County Ground. It is likely that this will be resubmitted in 2022 but may remain as Non alcohol to fit in with the new proposed scheme with safer pdos and EV charging stations.
